Preparing to Sell Your Home

Selling your home does not need to be hard on you. That’s what real estate agencies are for! Let them take care of staging, marketing, contracts, and everything technical. You just focus on packing and getting ready for your move! Here are some tips to make the process easier on yourself in the long run.

  • Be kind to your yard and the outside of your home. The first thing that potential buyers are going to see are the landscape and condition of the exterior of your house! Make sure the yard is tidy by mowing, weeding, and picking up any clutter that may be thrown around. Pressure washing the exterior of your home can do wonders! You don’t notice the grime that builds up slowly over time until you see what one pressure washing session can do.
  • Make the small repairs/updates around the property. Broken fence posts, old and worn out door handles, carpet pulled up at the corner, and any similar small repairs can be fixed quick and cheap. It’s amazing how a fresh coat of paint can transform a room!
  • Stage your home! Most buyers are going to have an idea of whether or not your home will be on their list of possibilities within minutes of stepping inside the house. A big part of their decision is based on appearance, which means you need to make sure your home is staged. Feature natural light, put away as many personal belongings as possible to make it simple, hide children’s toys and any signs of pets, and clean daily! Having a clean, tidy interior is crucial when your house is being shown to buyers. Pro tip: the two most popular scents that potential homebuyers love a house to smell like are citrus or vanilla. Citrus is usually associated with cleanliness, so a subtle lemon scent will make the buyers feel like they’re stepping into a freshly cleaned home. Vanilla is associated with homeyness, so having a vanilla candle burning will make the buyers feel comfortable and welcomed.  
  • Market your home in every way possible. The internet and social media are very prevalent when buyers are shopping around. According to a study, 50% of home buyers found their home on the internet including real estate sites and social media. Real estate agents are also critical in buying a home as they can find homes listed on the multiple listings service (MLS) that may not be marketed on public websites. Be sure to get your property out there in any way possible for a quicker sale. And use your real estate agent! They have access to many portals that you don’t through their brokerage.
  • Be organized! When someone wants to buy a home, they’re going to look everywhere. Make sure that cabinets, closets, storage buildings, garages, attics, basements, and anywhere you can potentially have junk piled up look clean and tidy. When buyers see spaces that are nice and neat, it’s easier for them to imagine if all of their belongings will fit. Rent a storage building off property and take the time to de-clutter your house.
